The Ruby Homes Construction Journey Explained
Building a custom home in Sydney is a journey defined by precision, planning, and craftsmanship. At Ruby Homes, we go beyond the generic six stage explanation to provide a milestone driven process built on transparency and accountability.
From the first survey peg to the moment you receive your keys, here is exactly what happens behind the fence.
Stage 1
Site Preparation and Foundation
Every exceptional home begins beneath the surface. This stage lays the structural groundwork that determines the long term performance of your home.
- Earthworks and levelling
Vegetation is cleared and detailed cut and fill operations are carried out to create a stable building platform tailored to your block. - Under slab services
Before concrete is poured, plumbers and electricians install all underground drainage, piping, and conduits that will sit beneath your slab. - The slab pour
Engineered steel reinforcement is positioned and high strength concrete is poured in accordance with Australian Standards AS 2870. - Independent inspection
A private certifier or structural engineer inspects the formwork and steel placement before the pour to ensure compliance and structural integrity.
This stage is about creating a foundation that will perform for decades.
Stage 2
Structural Frame
With the slab complete, your home begins to take shape.
- Timber or steel framing
Wall frames and roof trusses are erected, revealing the true scale and proportions of your design. - Bracing and tie downs
Structural bracing systems are installed to protect against wind loads and ensure stability across Sydney’s varied conditions. - Client walkthrough
This is your opportunity to walk through the frame, visualise ceiling heights, window placements, and room dimensions before internal linings are installed.
At this point, your Spatial Intelligence becomes tangible.
Stage 3
Lock Up and Weatherproofing
The structure is enclosed and protected from the elements.
- Roofing and external finishes
Colorbond or tiled roofing is installed along with brickwork or cladding, fascia, and gutters. - Windows and external doors
All glazing and entry doors are fitted and sealed. - Secured site
The home is now lockable, allowing cabinetry, appliances, and other high value materials to be safely delivered and stored onsite.
Your home is now weather tight and secure.
Stage 4
Internal Infrastructure and Fixing
Behind the walls, essential systems are finalised.
- Internal rough in
Plumbers and electricians complete wiring, switch locations, power points, data cabling, and plumbing connections. - Insulation and wall linings
High density insulation is installed to meet 7 star energy efficiency standards before plasterboard is fixed to the walls and ceilings. - Carpentry and cabinetry
Skirting boards, architraves, internal doors, wardrobes, kitchen cabinetry, and bathroom vanities are installed.
This phase transforms the structure into a functioning interior space.
Stage 5
Fit Out and Finishing
The transformation from construction site to refined residence truly begins here.
- Waterproofing and tiling
Wet areas undergo professional waterproofing in line with NSW compliance requirements before precise tile installation. - Stone and joinery finishes
Emerald, Sapphire, or Ruby range benchtops are installed alongside tapware, basins, and mirrors. - Painting and flooring
Premium multi coat paint systems are applied and your selected timber, laminate, tile, or carpet flooring is laid.
Details come together and your home begins to feel complete.
Stage 6
Quality Audit and Handover
The final stage is driven by meticulous attention to detail.
- Independent Practical Completion Inspection
An accredited third party inspector conducts a full audit to identify even minor cosmetic or functional defects prior to handover. - Final certification
We secure the Occupation Certificate from the council or private certifier, confirming the home is safe and compliant. - The Ruby handover experience
We personally guide you through every appliance and feature. You receive your keys, a comprehensive Homeowner’s Manual, and your 25 year structural guarantee.
This is not just a key exchange. It is the culmination of months of collaboration and craftsmanship.
